Buyer is purchasing the Property as-is, where-is, and agrees to sign and return the Affidavit of Compliance Responsibility (ACR) prior closing if it is required. Buyer agrees to complete all necessary repairs, and accepts responsibility for all compliance measures required by any required inspection prior to occupancy. Should proceedings for demolition be filed, Buyer agrees to provide the city with copies of the ACR/City inspection, the Contract for Sale signed by the Seller, the Lis Pendens in relation to the violations, photographs, fees, and any other documents required.
